Tenancy Advisor

Are you passionate about supporting people to sustain successful tenancies and creating strong communities? We are looking for a Tenancy Advisor to join our team and make a meaningful difference in the lives of individuals and families.

As a Tenancy Advisor, you will deliver tenant-focused housing services, acting as the main point of contact for tenants and managing all tenancy-related matters. This includes rent management, annual inspections, maintenance requests, and ensuring compliance with the Residential Tenancies Act.

You’ll also work closely with internal teams and external organisations to assess tenant needs, resolve complaints, and provide support during mediation or Tenancy Tribunal processes.

Key Responsibilities

  • Be the primary contact for tenant enquiries and tenancy-related issues.
  • Proactively manage rent payments and arrears.
  • Conduct annual tenant visits and property inspections.
  • Assess risks and unmet support needs; refer tenants to appropriate services when required.
  • Represent the organisation at mediations and Tenancy Tribunal hearings, providing support to witnesses and complainants.

What We’re Looking For

We’re seeking someone who is empathetic, organised, collaborative and committed to delivering exceptional service to tenants.

Essential Skills & Experience:

  • Relevant professional qualification (NZQA Level 5 or above) or equivalent industry experience is nice to have.
  • Knowledge of the Residential Tenancies Act 1986, mediation processes, Tenancy Tribunal procedures, and Ministry of Justice systems also nice to have.
  • Experience providing advice and support essential, along with excellent listening, negotiating, influencing and problem-solving skills.
  • Proficiency in MS Word & Excel.

Preferred Skills:

  • Confident report writing skills.
  • Database experience (CRM systems).
  • Knowledge of property management or community housing systems is a nice to have.
  • The desire to "walk alongside" the tenants is essential whilst maintaning a"business head".
